The Real Estate Resource is
not a "traditional" real estate brokerage. There are no
caravans, no weekly "sales" meetings, no listing contests, no
floor duty, no unproductive activities and therefore no unproductive
Associates. The Listing agent receives all
inquiries generated by their listings. Paperwork is simplified and
properly organized to minimize the time spent in administrative activity.
Both new and experienced agents are provided individualized training and
support. All forms, links and information are available 24/7 online from
the Company Bulletin Board. Our state-of-the-art services and ideas keep
one step ahead of an increasingly demanding and informed real estate
consumer. We are not afraid of change, we embrace it. We view real estate
as a professional service, not a sales job. Rather than engaging in
gimmicks, "bate and switch" ads or manipulations we provide the
highest level of service for every buyer or seller in order to earn their
lifelong business and future referrals. |

JOB DESCRIPTION |
COMPENSATION |
One of the reasons many
people are not successful in their real estate careers is the lack of
understanding of what the job requires. (If you don't know where you are
going, how will you know when you get there?) Doing a "good job"
must begin with knowing what that job is.
The Job description of Associated Realtor with The Real Estate Resource
requires a minimum of 40 hours per week in marketing, home finding /
selling services, closing services and follow-up activities.
Marketing Activities include:
1. Self-promotion
a) Targeting specific geographic, demographic and general homeowner or
prospective homeowner populations with in-person, telephone, direct mail,
online and special promotion advertising and solicitation for real estate
services.
b) Establishing a business "slogan" or specialty area
2. Listings promotion
a) Developing property information such as "feature sheets",
flyers, postcards, etc.
b) Advertising to the public
c) MLS participation
d) Soliciting Realtor cooperation
e) Neighborhood advertising and contacts
f) Other activities as deemed appropriate to find a buyer ready, willing
and able to purchase the listing
Home Finding / Selling Services include:
1. Maintaining product knowledge and showing skills
2. Proper execution of all Purchase and Listing Agreements and Addenda
3. Professional negotiations of price and terms to ensure that the
consumer's need are satisfied
Follow-up and Closing Services include:
1. Regular communication of all showings, advertising and buyer activity
for listings
2. Coordination of all financial concerns, inspections, title work,
surveys, repairs, etc. to ensure that the terms of the Purchase Agreement
are met
3. Follow-up contact after closing for future referral business
Skills and Knowledge Required:
Skills and knowledge are required in the areas of: basic computer
operation, mortgage financing, negotiations, sales and listings forms,
real estate laws and regulations, Realtor and MLS codes and regulations,
advertising and public relations.
Associated Realtors are expected to participate in continuing education
not only to meet minimal licensing requirements, but also to maintain
state-of-the-art knowledge in all areas of the residential real estate
profession. Time should be scheduled regularly for participation in
educational experiences offered through the company; the local, state and
national Associations; online courses and sites; and general sales and
marketing training and conferences.

The Resource owns and operates two national military
relocation organizations: Operation Relocation provides free
relocation services to Military Members and their families through a
website and a network of Realtors located in areas near every
installation across the United States. MilitaryReferrals.com is a
professional organization and directory of military relocation
specialists for all branches of service and all installations.
Our new mountain properties division, ClimbEveryMountain.com, is the
largest directory of links and information for vacation rentals and
investment properties in the North Carolina Mountains. Thousands of
listings in nearly 50 mountain cities offer online bookings, maps,
area information and more. |

The Real Estate Resource
believes that the best people should receive the best compensation.
Comparing commission rates can be difficult amid the maze of fees,
expenses and deductions most companies inflict upon their sales people. To
determine a "true" commission, or "net commission
rate" calculate as follows:
Start with the gross annual commissions (total paid to the company at
closing). Deduct gross annual Company mandated expenses (Broker
fees/split, franchise fees, desk fees, supply expenses, etc.). That figure
is your net annual income. Divide the net annual income by the gross
annual commissions and you have the net commission rate. Examples:

The Real Estate Resource is a 100% concept company. A 10%
- 30% broker fee ( depending upon experience and production) is deducted from all commissions paid and each Associate
pays a $200 per month Office Fee. There are NO franchise fees, transaction
fees, management fees, shared expenses, etc. We operate strictly on a
pay-per-use basis; if you don't use it you don't pay for if.
The Office fee provides each Associate access to corporate private
offices, conference rooms, common areas and office equipment; receptionist
and administrative assistants; 24/7 voice mail; multiple company websites;
personal, custom designed website; graphics package for personal
promotion.
Associates are responsible for expenses arising from their individual
business efforts, including but not limited to: business cards, yard
signs, advertising, personal business equipment and supplies, memberships,
promotional materials, etc.

The philosophy, management skills and support
services of a company can make the difference between success and
failure in any profession. Talent and hard work must be encouraged
and enabled to be effective.
1. Full time, experienced management. At The Resource we
believe it is the company's responsibility to provide the
administrative expertise and marketing leadership necessary for each
individual to attain his or her goals and full potential. The
company provides complete initial training, continuous mentoring and
assists each Associate with developing and maintaining a personal business plan. Our Broker-owner has 25 years
experience in the Northeast Florida market. Prior to opening The
Resource in 1998 Ms. Van Blarcom was General manager of the number
one real estate office in Northeast Florida, a successful co-owner
of a national franchised real estate company, managing broker of a
multi-office national company and award-winning multi-million dollar
broker-salesperson. As director of a national military relocation
organization, instructor for new associates and regional recruiting
chairperson she acquired extensive knowledge in all facets of
residential real estate.
2. A Professional Image. Our dynamic logo and professionally
designed marketing and promotional graphics and materials set us
apart from the rest of the real estate industry.
3. Professional Office Administration. Full time office employees
answer telephones, make showing appointments and provide reception
and administrative assistance.
4. Current Industry Information and tools. Forms, websites and
procedures are updated regularly as soon as changes occur within the
industry. Communications through email memos and online postings
provide immediate access to vital information. |
